Job Summary
Review, research and compare multiple Valuations on a specific property to determine a true value based on changing market conditions in different geographical areas and document findings with the use of external data. Perform quality control on Valuations provided by Independent Fee Appraisers, Brokers and Agents. Assist with fulfillment of Valuation orders and communicating with appraiser and broker partners to ensure reports are submitted on time to meet client Service Level Agreements (SLA).
Position Responsibilities and Essential Functions
  • Responsible for determining validity in various valuation reports such as appraisals, broker price opinions (BPO’s), automated valuation models (AVM’s) and other Valuation products.  The analyst utilizes many resources and tools to assist in determining a reconciled value of real estate, such as Web-based real estate clearing houses, public records, internal servicing documents including prior appraisals, loan documents and other various sources are used in the process of generating a reconciliation.
  • Perform quality control on Valuations completed by Independent Fee Appraisers and Brokers by analyzing the report submitted and comparing the data to external data sources to ensure accuracy with the valuation and that all customer specific QC requirements have been addressed. The Valuations Analyst will audit, review and analyze the recommended values based on sold and list comparable data, market data, and narratives. The Valuations Analyst will review for accuracy and quality based on previous BPOs, and/or original appraisals, as well as external 3rd party real estate data as needed. Responsible for making any required BPO corrections and adjustments, following up with Agents on overdue, incomplete, or inaccurate BPO’s, as well as requesting additional information or corrections to BPO reports.  The Valuations Analyst is responsible for ultimately delivering the most accurate and timely BPO or other Valuation products possible to all Computershare clients. Also responsible for the tracking and monitoring of BPO Agent performance.
  • Assist in the Valuation Fulfillment process and will order Valuations through system platform distribution channels. Ensure accuracy of order information and any supporting documentation required to provide to the Valuation provider. The Valuation Analyst must be able to speak to vendor partners and articulate issues and relay and enforce client Service Level Agreements (SLAs). The Valuation Analyst will recruitment new vendors on an ongoing basis and review daily reports while working with vendors to assure that reports are being submitted on time to meet client SLA’s.

Skills
Preferred:
  • Proficient with Microsoft Office with a specific focus on Excel and Word

Education and Experience
Required:
  • High school diploma or general education degree (GED)
Preferred:
  • 1 years mortgage servicing experience
  • 1 years experience in the real-estate or appraisal industry
  • 2 years of residential valuation experience, completing valuations or performing Quality Control of residential valuation products
  • Commercial Real Estate valuation knowledge
 
Language Ability
 
Ability to read/analyze/interpret journals/financial reports/legal documents; respond to inquiries/complaints from customers/reg. agencies/ community; write speeches/articles for publication; present info to top mgmt/public groups/ boards of directors.
Mathematical Ability
Mathematical Ability:
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.  Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.
