Lien Release and Assignments Team Lead

Job Summary
Responsible for performing a lead role on the team and is expected to handle a variety of tasks.  These tasks are dependent upon the needs of the team (i.e., training, technical and/or administrative).    Acts as a functional expert for these tasks and coordinates training accordingly.   Creates and monitors work-flow reporting and provides expert-level support to investors, attorneys, vendors, and other third parties in a non-supervisory capacity.
Position Responsibilities and Essential Functions
  • Proficient on 100 of Team Functions, which will contain a combination of: 
    • Assignment processing – based on trigger events such as delinquency, foreclosure actions, bankruptcy, subordinations and paid-in-full loans in assignment sensitive states, the Lien Release and Assignment I associate will need to review complete chain of title to prepare the necessary assignment by working with third-party vendors, default counsel and investors to ensure legal standing has been verified to take the necessary action required in a timely and accurate manner in accordance with regulatory and compliance guidelines. This will entail completing Quality Control Reviews and working with the servicing system of record, the internal document repository, Black Knight LoanSphere and other related 3-rd party websites.
    • Assignment Procurement – when necessary, interface with third party lenders to ensure all necessary assignments are procured to ensure standing has been verified and title is complete. Lien Release Processing – on loans that have paid-in-full, the Lien Release and Assignment Associate I must ensure that standing has been verified and that the lien release is prepared and filed in the proper beneficiary name and in compliance with state timelines.  This task often includes interacting with title companies and the Legal department to ensure the lien is discharged properly and in accordance with servicing guidelines by the various investors
    • Lien Release Processing – on loans that have paid-in-full, the Lien Release and Assignment Associate I must ensure that standing has been verified and that the lien release is prepared and filed in the proper beneficiary name and in compliance with state timelines.  This task often includes interacting with title companies and the Legal department to ensure the lien is discharged properly and in accordance with servicing guidelines by the various investors
    • Creates and monitors reporting to coordinate and monitor workflow, priorities and volumes for department tasks.  Works with Supervisor to shift resources as needed to meet SLA’s.  Assists management to ensure coverage during absences or staff shortages and high volumes.
    • Acts as escalated contact with investors, vendors, and other third parties regarding escalated or rush transactions, conducts research and takes action to complete.  Follows-up to ensure these issues are resolved
    • Coordinates initial and ongoing training, recommends additional training or coursework in coordination with the Supervisor.  Provides technical guidance to co-workers on collateral, assignment or lien release transactions.
    • Creates and maintains department scorecards to ensure associates and Third-party vendors are meeting agreed-upon SLAs for performance and quality.
    • Demonstrates proactive problem solving to improve quality and accuracy of information.  This may require implementation of approved procedural changes necessary to minimize financial risks, improve service delivery and/or reduce expenses.
    • Provides ad-hoc reports to management to support key initiatives.  Coordinates projects with IT reporting analysts, project managers, application support, application development and management.  Document requirements, test plans, workflow and procedures.  Track project progress, modify project schedules and provide status updates to management.
  • Other duties or tasks as assigned by management.

Skills
Required:
  • Intermediate to advanced skills with Microsoft Excel and Word. 
  • Advanced Microsoft Office skills, including Excel
  • Working knowledge of SQL preferred
  • Project Management experience
  • Proficiency with mortgage servicing system(s) and reporting technologies.
  • Strong verbal and written communication skills.
  • Excellent analytical and problemsolving skills.
  • Strong leadership and excellent customer service skills.
  • Strong familiarity with collateral mortgage documents including assignments, security instruments and lien releases.
  • Ability to work independently and effectively manage multiple priorities
 
Education and Experience
Required:
  • High school diploma or equivalent
  • Minimum 2 -3 years of experience working with assignments, lien releases or chain of title is required.
 
Travel Ability
 
It is expected that this position may include travel up to 10% of the time. This is subject to change based on many factors, including business needs.
 
Language Ability
 
Ability to read/comprehend simple instructions, short correspondence, and memos; write simple correspondence; effectively present information in one-on-one/small group situations to customers, clients, and other employees of the organization
 
Mathematical Ability
Ability to add and subtract two digit numbers and to multiply and divide with 10's and 100's.  Ability to perform these operations using units of American money and weight measurement, volume, and distance.
