Job Summary:
Primary accountability includes the management of a real estate owned (REO) assets from referral through disposition by managing all aspects and processes of preparing, marketing and selling REO properties across a diverse geographic area. Evaluating & analyzing the econometrics of the REO by formulating a timely & cost effective, initial marketing plans.
The Asset Manager will be the primary point of contact for client inquires regarding the status of an assigned REO asset. The following while not limited to will be a required skill set: occupancy determination, redemption/ratification/confirmation monitoring, securing of acquired assets, entering complete & thorough documentation within the REO servicing system, reviewing each asset within assigned portfolio for scheduled adjustments (i.e. price reductions, repair completion, repair strategy, marketing plan re-evaluation, etc.) Negotiations of real estate contracts with the highest possible return to client, evaluating & approving repairs negotiating with repair vendors to obtain the best possible repair prices, ensuring repairs meet client standards, monitoring real estate broker performance in the completion of required items, providing real estate broker performance feedback to management. All processes to be completed through aggressive and proactive marketing techniques while mitigating client losses. Asset Managers have financial decision making authority including but not limited to property preservation expense management, input on commission and bonus program management, authority to set REO auction pricing and reserves, and authority to accept REO contract offers on behalf of SAM clients.
Asset Managers will also have full personnel management responsibility for single or multiple REO Asset Coordinators as direct reports to the Asset Manager. Personnel responsibility will include management, performance evaluation, and mentoring of REO Asset Coordinators.
 
Position Responsibilities & Essential Functions:
  • Occupancy status verification. Determination of initial repair requirements.
  • Coordination and monitoring of eviction process through preferred attorney network and in conjunction with SAM Evictions Manager. Real estate broker assignment and listing agreement referral processing. Securing properties, managing initial and ongoing property preservation tasks Management of initial utilities via REO listing agent. Coordination and management of all REO valuation activities (BPOs, Appraisals, etc). Determination of reconciled market values.
  • Prepare and client management approval of REO marketing plans and REO marketing strategies (as is or repaired.)
  • Evaluate and report any market trend data, changes in housing supply, demographic factors, REO trend data, business activity, etc. which could directly affect the marketability of the REO property. Determine recommended list price and establish anticipated sales price.
  • Review marketing plans, monthly status reports, and make listing price recommendations for REO properties listed for sale every 30 days.
  • Review purchase agreements, counter proposals, and pre-qualification financing documentation in a timely manner. Negotiate all offers between real estate agents and clients. Approve designated authority offers on the behalf of clients where applicable.
  • Evaluate credit worthiness of potential buyers. Ensure complete package execution of contracts and ensure proper management of earnest money. Request, review, and manage property preservation tasks and repair bid estimates, as well as advise on recommendations within approval limit. Upon full contract execution open, track, and manage the preliminary title process. Review, identify and resolve title issues.
  • Ensure that key contract deadlines are met on a timely basis: inspection, appraisals, conditional loan approval, etc.
  • Manage any and all inspection issues and required repairs.
  • Ensure closing documentation including seller’s deed package is delivered on a timely basis.
  • Review all final closing documentation (HUD1) for accuracy.
  • Ensure proper close-out procedures are met for REO properties such a Realtor expenses, utilities closure, etc.
  • Track and note all REO property activities via SAM REO work-flow management system to ensure communication is kept current and accurate for SAM Management and clients.
  • Review and track property specific and Asset Manager key performance indicators such turn ratio, days-on-market, net proceeds to list price, etc.
  • Source and prepare status reports for SAM REO Management review at the portfolio level.
  • Identify areas for REO process improvement opportunities.
  • Regular, consistent, and predictable attendance is an essential function of this job.

Experience and Education:
  • High school diploma or equivalent, college degree preferred.
  • Minimum of two to four years experience in REO asset liquidation in a multi-state environment. with direct responsibility for the complete REO asset management work-flow process
 
Language Ability:
Ability to read/comprehend simple instructions, short correspondence, and memos; write simple correspondence; effectively present information in one-on-one/small group situations to customers, clients, and other employees of the organization
Mathematical Ability:
Ability to add and subtract two digit numbers and to multiply and divide with 10's and 100's.  Ability to perform these operations using units of American money and weight measurement, volume, and distance.
